SENIOR PROJECT MANAGER   

The incumbent provides technical oversight to the Property portfolio, to lead and manage complex construction projects from inception to completion. He/She will supervise a team and is required to develop business cases, supporting justification for investment opportunities and projects. The incumbent supports, as needed, new development projects that may include managing the approval process to various elements of document management.  

POSITION SUMMARY:

  • Leads the initiation phase of multiple projects, including defining scope, goals, deliverables and Key Performance Indicators (KPI) in alignment with client objectives and organization strategy
  • Develops and document detailed project charters, including resource plans, stakeholder analysis, risk assessments and communication plans
  • Collaborates with clients, architects, engineers and other stakeholders to establish clear project requirements and success criteria
  • Drives the execution of project plans by coordinating the efforts of internal teams, subcontractors, and vendors
  • Implements project controls to monitor progress including tracking milestones, deliverables and resource allocation
  • Ensures compliance with all relevant building codes, safety regulations and environment standards
  • Conducts regular site inspections to verify work quality, safety compliance and adherence to project plans
  • Develops comprehensive project schedules using tools such as MS Project or Primavera, ensuring all project phases are clearly defined with realistic timelines
  • Provides leadership, coaching, and professional development opportunities to the project team
  • Conducts regular performance reviews, providing constructive feedback and setting actionable goals for team members
  • Fosters a positive team environment that encourages collaboration, innovation and continuous learning
  • Leads the Project Management Unit (PMU) and provide strategic direction for project execution
  • Leads and manage a team of project managers and project coordinators, providing guidance, support, and direction
  • Fosters a culture of accountability, ensuring team members meet deadlines, deliverables, and quality standards
  • Provides training and development opportunities to enhance team members' skills and competencies
  • Promotes a learning environment that encourages knowledge sharing and continuous improvement
  • Effectively allocate resources, ensuring that all team members are fully utilized and working on tasks aligned with their skills and project needs
  • Serves as the primary point of contact for clients, maintaining open lines of communication and managing expectations throughout the project lifecycle.
  • Negotiates contracts, change orders, and project terms with clients and vendors, ensuring favorable terms and adherence to project goals.
  • Develops detailed project budgets, including cost estimates for labor, materials, equipment, and other expenses.
  • Prepares comprehensive financial reports, including cost-to-complete analysis, budget variances, and cash flow projections

POSITION SPECIFICATION:

  • Master’s Degree in Mechanical, Electrical, Plumbing Engineering, Construction Management or equivalent qualification from an accredited tertiary institution
  • Minimum eight (8) years’ experience in project management with a focus on MEP, HVAC and building construction projects  
  • Registered Engineer with the Professional Engineers Registration Board (PERB)
  • Commercial office and mixed-use project experience preferred
  • Knowledge of current trends including LEED is preferred
  • Ability to read blueprints and architectural/engineering drawings
  • Familiarity with Building Information Modelling software
  • Proficient in Microsoft Office Suite
  • Proven leadership skills with experience managing a team of project managers and support staff
  • Highly reliable, Team player and Service Oriented
  • Ability to effectively communicate verbally and in writing with team members and multiple clientele
  • Must have a functioning motor vehicle and a valid Jamaican driver’s license
