Responsibilities and Key Deliverables
Maintenance and Repair:
- Oversee and execute critical and urgent repairs to building systems, including HVAC, electrical, plumbing, and mechanical systems.
- Oversee and coordinate critical and urgent repairs to fixtures and other components, such as ceiling tile replacements, painting of walls, repair to broken hardware, etc.
- Conduct regular inspections of facilities to identify maintenance needs and ensure prompt and effective resolution of issues, and prevent potential failures.
- Maintain accurate records of all maintenance activities and repairs.
- Manage and coordinate preventative maintenance schedules.
Deep Cleaning Coordination:
- Coordinate and supervise deep cleaning services to address urgent health and safety issues within the passenger terminal.
- Ensure adherence to cleaning protocols and standards.
- Monitor and evaluate the effectiveness of cleaning procedures.
- Where appropriate, coordinate training of cleaning staff to ensure acceptable standards and practices in cleaning are observed.
- Coordinate with cleaning contractors and personnel.
Cleanliness and Aesthetics:
- Maintain a consistently clean and aesthetically pleasing environment throughout the passenger terminal.
- Supervise routine cleaning and upkeep of public areas, restrooms, and other facilities.
- Address and resolve any cleanliness issues promptly.
- Ensure the airport grounds are maintained to a high standard.
Customer Service Excellence:
- Improve maintenance practices to prioritize customer service excellence, focusing on enhancing passenger comfort, convenience, and minimising disruptions.
- Ensure that maintenance activities are carried out with minimal impact on airport operations and the passenger experience.
- Respond promptly to maintenance-related issues that affect customer service, ensuring a high standard of service delivery.
ESG Integration and Sustainability:
- Integrate ESG principles into maintenance practices, promoting sustainability and environmental stewardship across all TCIAA facilities.
- Implement sustainable maintenance practices, such as energy-efficient systems, waste reduction initiatives, and environmentally friendly materials.
- Monitor and report on the environmental impact of maintenance activities, ensuring alignment with TCIAA’s sustainability goals.
Vendor and Contractor Management:
- Coordinate with external vendors and contractors for specialized maintenance services, ensuring that all work is performed to a high standard.
- Oversee contractor performance, ensuring compliance with contractual agreements, quality standards, and safety regulations.
- Negotiate contracts and service agreements as needed, securing favourable terms that align with TCIAA’s operational and financial goals.
Regulatory Compliance and Safety Management:
- Ensure that all maintenance activities comply with relevant regulations, industry standards, and TCIAA’s internal policies.
- Work with the Director of Safety and Emergency Services to conduct regular safety audits of maintenance practices and facilities, implementing corrective actions as necessary to ensure a safe working environment.
Reporting:
- Prepare and submit regular maintenance reports to the Engineering and Maintenance Manager, Facilities Manager and Terminal Manager
- Provide updates on maintenance activities, issues and progress.
- Document all cleaning activities and provide status reports.
Team Leadership:
- Supervise and assist in the discipline, development, and assignment of members of the maintenance team.
- Participate in the development of policies and procuredures that affect the use of supplies and facilities.
- Evaluate the work quality of staff and other subordinates.
- Train and mentor team members on maintenance procedures, safety protocols, and quality control.
- Assist the Facilities Manager in preparing the budget, ensuring the maintenance team has access to adequate funding for its operations.
- Strong knowledge of facility maintenance practices, including preventive maintenance, repair operations, and contractor management.
- Excellent leadership and team management skills.
- A keen eye for detail, possessing sharp observational skills, striving for accuracy in work and being less prone to errors, thorough, and having a commitment to quality.
- Strong understanding of customer service principles and the ability to integrate them into maintenance practices.
- Knowledge of ESG principles and sustainability practices in facilities management.
- Proactive problem-solving, negotiation, and communication skills.
- Strong skills in quality control.
- A high school diploma or equivalent; relevant technical certifications or degrees are preferred.
- Candidates with certifications and experience in property management, and/or building/construction management related fields will be given preference.
- Proven experience in building maintenance and repair, preferably in a hotel, airport or similar environment.
- Experience coordinating cleaning services is highly desirable
