TECHNICAL SERVICES OFFICER 

The incumbent is responsible to install, test, monitor, inspect and maintain optimum operation of water and energy, measurement devices, electrical, mechanical and air condition equipment and facilities, and to provide guidance and technical support in the execution of preventative maintenance work to optimize the performance of systems and equipment. 

POSITION SUMMARY:

• Performs monthly utility meter readings of our complexes and prepares monthly analytic reports allocating usage per building and cost centers
• Maintains record of utilities data and prepares quarterly analytic reports
• Monitors “Time of Use” (TOU) energy measurement system and analyses the savings achieved on all major accounts
• Identifies energy metering defects and coordinates replacement/repairs
• Performs all Mechanical, Electrical & Plumbing (MEP) building systems inspection as per the approved inspections and preventative maintenance schedules
• Coordinates and supervises services of contractors and signs invoices verifying the delivery of services
• Provides technical maintenance support to all assigned properties and cost centers as required
• Provides daily air conditioning start-up and routine monitoring
• Recommends and implements operational changes in air conditioning systems to meet tenant satisfaction and improve system efficiencies
• Plans, schedules and manages Preventative Maintenance (PM) schedule and coordinates all PM activities for MEP Building systems on all assigned properties
• Ensures all building systems Work Orders, Inspections and Preventative Maintenance (PM) are accurately logged and updated on the Property Management Software

POSITION SPECIFICATION:

• Bachelors Degree in Electrical or Mechanical Engineering or equivalent qualification from an accredited tertiary institution
• Minimum five (5) years hands-on experience in maintenance of commercial buildings or manufacturing plants with strong emphasis on electrical distribution, and the operation of large chilled water air conditioning plant
• Formal training in refrigeration and air conditioning would be an asset
• Familiar with industrial plumbing installations and maintenance
• Adept with engineering drawings and electrical one-line diagrams
• Must be familiar with the operation and maintenance of industrial-grade standby generators
• Proficient in Microsoft Office Suite
• Leadership skills
• Highly reliable, Team player and Service Oriented
• Ability to effectively communicate verbally and in writing with team members, multiple tenants and tenant’s clientele
• Must have a functioning motor vehicle and a valid Jamaican driver’s license
