To ensure a systematic approach to the inspection, maintenance, cleaning and repairs of the buildings, grounds, equipment, mechanical and electrical systems. Performs minor carpentry, painting and plumbing, air conditioning and electrical/mechanical maintenance work.
MAIN DUTIES & RESPONSIBILITIES:
Perform scheduled preventive and predictive maintenance on building mechanical and electrical equipment according to agreed schedule.
Maintain records of scheduled maintenance
Coordinate maintenance schedule with external service providers and act as overseer to ensure completion
Identify maintenance actions on important equipment and incorporate that into the preventive maintenance program activities that result in the greatest benefit within the available budget.
Manage maintenance schedule to minimize corrective and breakdown maintenance, maintain satisfactory equipment conditions and improve equipment reliability
Document procedures relating to role for continuous improvement and succession planning within the unit
Main function/duties by essential Categories:
PLUMBING
Investigate any suspected or reported leaks or unusual noises
Perform thorough annual Inspection of plumbing system
Perform lubrication of water booster and circulation pump systems; inspect couplings and check for any leaks as per agreed schedule
Performs and or manage the testing and servicing of any and all water heaters located on JMMB JA properties.
Coordinate and manage schedule of sewage draining as required for the JMMB properties.
Sump and sewage ejection pumps are replaced on an as-needed basis, but should be checked for function. Exposed pumps should be lubricated annually.
Performs and or liaise with service providers to effect repair replacement or installation of faucets, pipes, hot water tanks, toilets etc
Check the condition and operation faucets, toilets and showers.
LIGHTING & ELECTRICAL
Inspect lighting at regular intervals, and change bulbs when lamps begin to fail. Investigate and resolve any further electrical issues should this solution fail.
Check exterior lights to make sure cables aren't torn; all screws and hardware should be in place and working, and gaskets can be replaced to provide a better watertight seal.
Replace any burned-out lamps,
Create your grouped re-lamping schedule (calculate lamp life and how often lamps are used) and execute same
Ensure that each lamp has the same color temperature.
Re-aim adjustable lighting, if necessary.
Dust lamps and clean lens surfaces to enhance lighting performance
Effect repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, ceiling fans,
Conversion of electrical outlets to 220Volts to facilitate appliance specifications if required
Check all exit lighting, exterior and lighting for proper installation and function.
Change batteries in smoke detectors, flashlights and test instruments
Check to ensure that timers and photocells are functioning correctly.
Inspect cover plates for cracks and proper tightness.
Inspect and clean all exhaust fans
ROOFING
Inspect each roofing at least twice a year, as well as after any storm.
Create a roofing profile for each building and review warranty information.
Clear roof drains of debris (roof warranties don't cover this).
Walk the perimeter to examine sheet metal, copings, and previously repaired sections.
Check roof-to-wall connections, and examine flashings (at curbs and penetrations, etc.) for wrinkles and tearing.
Re-caulk the top of face-mounted termination bars (if needed) on single-ply roofs
Check for splits in the stripping plies on bituminous roofs
Ensure roof traffic is kept at a minimum to avoid membrane damage.
Plan and oversees a moisture survey every 5 years to detect wet insulation or leaks
Coordinate the cleaning of debris from the roof and gutters. Check the condition of the roof.
Remove any plant life growing on the roof.
Inspect gutters for adequate anchoring and tighten if necessary.
AIR CONDITIONING SYSTEMS
Act as second point of contact for reported A/c Issues; resolve simple issue relating to same and escalate the rest to the A/C maintenance service provider for actioning. Follow up to ensure issue is resolved and closed out.
Coordinate Preventative maintenance schedule with a/c service providers and arrange for access to complete same and ensure same is completed as agreed.
GENERATORS
Act as point of contact for reported generator issues; resolve simple issue relating to same and escalate the rest to the generator maintenance service provider for actioning. Follow up to ensure issue is resolved and closed out.
Coordinate Preventative maintenance schedule with generator service providers and arrange for access to complete same and ensure same is completed as agreed.
BUILDING EXTERIOR
Examine the condition of the paint and walls.
Check for broken windows and doors.
Examine the condition of all railings.
Check for plants growing on the building or its foundation.
Clean up any debris found.
Check the grounds for broken glass and debris.
Examine the condition of the sidewalk and fill cracks if required
Examine the condition of the driveway and parking area an fill potholes if needed
Check the storm water drains.
Check the condition of plants and lawns.
Examine the condition of trees; verify that no branches are about to fall.
Check for cleanliness around the dumpsters.
Examine the condition of any fencing.
Check the condition of the windows and look for any that might be broken.
Clean up any trash or debris on the building grounds.
Look at the condition exterior paint and arrange for remedial work to be done according to maintenance schedule and budget
BUILDING INTERIOR
Examine the condition of floors, ceilings and walls for evidence of deterioration.
Check for visible signs of leaks.
Inspect for hazards (electrical, mechanical, structural, physical, tripping, etc.).
Test and service smoke detectors and reset pull stations as needed
Test the fire alarm system.
Check the firefighting equipment to ensure proper maintenance of same
Check all doors for proper operation; ensure that exits are not obstructed.
Inspect the condition of door locks and closures.
Ensure exits are clearly marked, with additional signage as needed
Check for accumulation of trash in storage areas.
Check for evidence of insect infestation and arrange for pest control treatment as per maintenance schedule and or as needed.
Check the condition of floors, ceilings and walls
Look for leaks or water damage in bathrooms and ceilings
Make sure that stairs and railings are not loose
Performs minor drywall repair; includes filling in small holes caused by nails and minor dings from normal wear and tear
Performs minor painting; includes minor touch-ups following damage repair
Inspect elevators and organize repairs as needed.
Ensures that sanitary bin removals are performed according to stipulated schedules
OTHER DUTIES
Performs appliance repair and installation such as refrigerators, stoves /range ovens, hot water tanks.
Oversees the grounds maintenance service providers to ensure compliance to required standards and the maintenance of the grounds according to the JMMB look and feel
Responsible for Cleaning/housekeeping of any mess made during completion of any repair or maintenance duties carried out.
Check to ensure readiness of building and equipment for emergency preparedness situations (eg storms/ hurricanes)
Remains on standby / on call during emergency situations
EDUCATION, TRAINING & WORK EXPERIENCE REQUIRED:
First degree in Engineering for example, Mechanical, Electrical and Plumbing; Industrial Engineering or related discipline
Certification in related area would be an asset
At least three (3) years of working in a similar capacity and has technical knowledge appropriate to the role
Strong working knowledge of maintenance and repair practices and techniques
Skilled in the use of a variety of hand and power tools, chemicals and paints.
Good oral and written communication skills would be an asset.
