Under the direction of the Group Chief Operations Officer, the Property Manager plans, directs the leasing, development and governance activities of the Group’s commercial, industrial, and residential real estate properties throughout Trinidad and Tobago.

Duties and Responsibilities

  1. Source and build relationships with prospective clients to expand business opportunities.
  2. Responsible for fixing appropriate rental rate, collecting tenant rents, and adjusting rental rates when necessary.
  3. Conduct screening of potential tenants to determine individuals best suited for a property and develop productive relationships accordingly.
  4. Oversee the regular maintenance and repair of facilities to ensure utility needs of tenants are met.
  5. Oversee the financial obligations, such as payment of bills, budget preparation, compiling of expenditures, and analysis of financial records.
  6. Oversee and monitor employee productivity, providing constructive feedback, coaching and development.
  7. Evaluate the security outfit in tandem with the Security department to monitor property activities and implement precautionary measures.
  8. Set and enforce occupancy policies and regulations necessary to maintain order within property premises
  9. Handle the vacation or eviction of a tenant as well as carry out inspection of tenant apartment prior to vacation to verify its condition.
  10. Direct activities with attorneys, architects, engineers, and other consultants to plan projects related to site permits, acquisition due diligence and closing activities.
  11. Track, monitor and evaluate the progress of project to ensure alignment with the scope, budget, and time early on, all the way to completion. 
  12. Prepare reports, presentations, budgets and other documents as required.
  13. Identify project plans with metrics, with risk and contingencies collaborating with all stakeholders to create a strategic plan in the event of any unfavourable circumstances.
  14. Perform all duties in conformance to appropriate health, safety, security and environmental policies and procedures.
  15. Perform any other job duties as required by the job function.

 

Minimum Education and Qualifications

  1. Bachelor’s degree in Engineering; Construction or Management from a recognised, accredited university.
  2. Professional designation or certification in Real Estate from an accredited institution is an asset.

 

Experience

  1. At least five (5) years relevant work experience in property and/or project management.
  2. At least three (3) years management experience in leading people.

 

Or any equivalent combination of qualification and experience
