Manager - Facilities Maintenance Management - Job ID# 14124

OBJECTIVE/PURPOSE  

  • Manages the safe, efficient and reliable maintenance and upkeep of Corporate facilities and buildings, vehicle fleet, and utilities for the NGC Group of Companies in support of the company’s strategic objectives.
  • Manages a suite of service contracts, Master Service Agreements and commercial leases to achieve these objectives using a structured maintenance management system.  

FUNCTIONS

  • Provides maintenance oversight for assets under the purview of the Facilities Maintenance Management Division utilizing a structured and sustainable maintenance management system. These include electrical, air conditioning, fleet management, building (external and internal) maintenance and corporate office renovations, relocations and upgrades, across the NGC Group. 
  • Provides contract management of service contracts between NGC and its operating subsidiaries for facilities maintenance management of various Corporate facilities and buildings. 
  • Manages the assets of the Facilities Maintenance Management complex inclusive of the Bungalow 27 Rivulet Road location ensuring centralized facilities maintenance at designated location with the assurance of synergies and efficiencies across the NGC Group.  
  • Provides janitorial, lawn and ground, pest control, groceries and cleaning consumables, waste collection and disposal, potable and drinking water supply and cable TV, air duct cleaning, services for various locations and assets cross the NGC Group. 
  • Provides catering, cleaning, laundry and general maintenance and upkeep services for the Beachfield Living Accommodations Facility and any other assigned facility. 
  • Manages the maintenance and upkeep of the Tobago Townhouses property in collaboration with People Leadership and Culture or assigned Division. 
  • Manages the maintenance and upkeep of San Salvador Repeater Station and property in collaboration with Operations or assigned Group.  
  • Maintains a computerized system inclusive but not limited to software tools such as, S4 HANA and Sharepoint, Helpdesk, for documenting and monitoring progress and closure of planned, unplanned and preventative maintenance management programmes. 
  • Manages the NGC Group’s Vehicle Fleet assets and associated insurances, service contracts and preventative maintenance programmes. Works closely with Corporate HSE Division for monitoring of driver behaviour and Preventable Vehicle Accidents (PVA) and loss prevention. 
  • Provides maintenance of the Company’s High Voltage/Low Voltage HV/LV switchgear and utility connection assets at Corporate and Operating Assets in a safe manner. Ensures compliance with regulatory affiliations including but not limited Trinidad and Tobago T&TEC annual certification and other technical requirements. Reviews billing and coordinates on queries accordingly.
  • Manages accounts inclusive but limited to Water and Sewerage Authority (WASA) for various properties and assets across the NGC Group. Reviews billing and coordinates on queries accordingly. 
  • Provides oversight and/or management of building and property leases across the NGC Group. Coordinates with Supply Chain Management (SCM) and Legal where applicable to ensure terms and conditions are adhered to and renewals are carried out in a timely manner. 
  • Facilitates sustainable practices regarding computerized Building Management Systems (BMS) transition to renewable utility power and lighting, energy efficiency and conservation, among others in accordance with required compliance, policy and green agenda initiatives. 
  • Provides consultative advice, guidance and interpretation on technical matters to advise senior management on following desired/appropriate courses of actions for enhancement of operations. 
  • Assists in the development of contract scope and specifications for facility services and in the administration of approved contracts to ensure compliance with scope delivery, performance standards and technical conditions by Company, Contractors and Service Providers.  This includes support in the site visits, evaluation of tender bids and negotiation of contracts and implementations of Master Service Agreements and Blanket Purchase Orders where applicable to improve efficiency. 
  • Directs the activities of Line and employee functions to create and maintain acceptable levels of efficiency and productivity. 
  • Directs the preparation of all monthly, annual and periodic operational, informational and statistical reports for submission to the Senior Manager Projects or delegate. 
  • Maintains proactive and effective communication and manages the Company’s relationships with Contractors and Suppliers. 
  • Promotes and maintains an effective Health and Safety Culture in the operations of the Division, in accordance with best practices, Company policy and statutory requirements. 
  • Executes any other related duties as assigned. 

MINIMUM REQUIREMENTS

The minimum requirements for the position are:

  • A Bachelor of Science (BSc.) Degree in Engineering, Management, Facilities Management, Property Management or in an equivalent field of study. 
  • Certified in Facilities Management.
  • Post Graduate Degree in Business Administration, Project Management or in an equivalent field of study is considered an asset.
  • A minimum of seven (7) years’ working experience in managing multi-functional teams, with at least three (3) years’ experience in a Facilities Engineering or Facilities Maintenance Management role at a leadership level.
  • Experience with Building Management Systems and Computerized Maintenance Management will be an asset.
