FACILITIES MANAGER

The Facilities Manager is responsible for overseeing and managing the company's facilities operations, including the building infrastructure, electrical, solar and water distribution systems, renovation and new construction projects, security systems, and redundancy systems. They ensure the efficient and reliable functioning of these systems and coordinate maintenance, repairs, and upgrades. The Facilities Manager also ensures compliance with safety regulations and develops strategies for optimizing LIG’s facility operations. 

 Key Responsibilities: 

Electrical Infrastructure Management: 

  • Oversee the maintenance, repair, and upgrades of the company's electrical infrastructure. 
  • Coordinate with contractors, technicians, and vendors to ensure timely resolution of electrical issues. 
  • Develop and implement preventive maintenance plans to minimize downtime and ensure electrical system reliability. 

Fire Detection Systems: 

  • Manage the maintenance, testing, and troubleshooting of fire detection and suppression systems. 
  • Coordinate with fire safety service providers to ensure compliance with regulations and conduct regular inspections. 
  • Develop and implement fire safety protocols and training programs for employees. 

Solar and Water Systems Management: 

  • Monitor and maintain the company's solar and water distribution systems, including solar panels, water storage, and distribution systems. 
  • Coordinate repairs and upgrades to optimize the performance and efficiency of solar and water systems. 
  • Implement strategies for water conservation and energy efficiency. 

  Renovation and New Construction Projects: 

  • Manage renovation and new construction projects, including planning, budgeting, and execution. 
  • Collaborate with internal stakeholders, architects, contractors, and vendors to ensure successful project completion. 
  • Ensure compliance with building codes, permits, and safety regulations during construction or renovation. 

Security Systems Oversight: 

  • Coordinate the maintenance, testing, and troubleshooting of security systems, such as access control, surveillance cameras, and alarms. 
  • Collaborate with security personnel and external service providers to address security-related concerns. 
  • Develop and implement security protocols and procedures to protect company assets and personnel. 

Redundancy Systems Management: 

  • Oversee the maintenance and testing of redundancy systems, such as backup generators, UPS (Uninterruptible Power Supply), and emergency systems. 
  • Conduct regular inspections and audits to ensure redundancy systems are operational and reliable. 
  • Develop contingency plans and response procedures for power outages and other emergencies. 

Compliance and Safety: 

  • Ensure compliance with applicable safety regulations, codes, and standards. 
  • Conduct safety inspections and risk assessments, addressing any identified hazards or non-compliance issues. 
  • Develop and implement safety protocols and training programs for employees. 

Budgeting and Resource Management: 

  • Manage the facilities department budget, including operational expenses and capital investments. 
  • Optimize resource allocation, including personnel, equipment, and materials, to meet operational needs efficiently. 
  • Conduct inspections and audits: Regularly inspect equipment, machinery, and facilities to identify potential issues or areas for improvement. Perform audits to ensure compliance with safety regulations and standards. 
  • Monitor expenses, analyse variances, and implement cost-saving measures. 

General Maintenance: 

  • Oversee the maintenance, repairs, and safety compliance of the company's fleet of vehicles. 
  • Coordinate with fleet service providers and mechanics to ensure proper maintenance schedules and timely repairs. 
  • Supervise maintenance staff: Lead and manage a team of maintenance technicians and staff, including hiring, training, and evaluating their performance. Provide guidance and support to enhance their skills and knowledge. 
  • Plan and schedule maintenance activities: Develop maintenance schedules, coordinate with other departments, and allocate resources to ensure timely execution of maintenance tasks. 
  • Develop and implement fleet management strategies, including fuel efficiency and vehicle replacement plans. 

HVAC Systems Management: 

  • Oversee the maintenance, repair, and optimization of HVAC systems, specifically ventilation and air conditioning. 
  • Coordinate with technicians and vendors to ensure timely resolution of HVAC issues. 
  • Develop and implement preventive maintenance plans to maximize system performance and energy efficiency. 

 

Qualifications and Requirements: 

  • Bachelor's degree in facilities management, construction management, engineering, or a related field (or equivalent experience). 
  • Proven experience in facilities management, preferably with a focus on electrical infrastructure, construction, or security. 
  • Strong knowledge of building systems, codes, and safety regulations. 
  • Experience with project management and budgeting. 
  • Excellent organizational skills. 
  • Strong leadership and team management abilities. 
  • Effective communication and interpersonal skills. 
  • Proficiency in relevant software and tools for facilities management (CMMS, Project Management Software). 
  • Requires excellent quantitative analysis skills, attention to detail and follow through.  
  • Strong problem analysis and resolution skills required.  
  • Excellent written & verbal communication skills; Must be able to communicate effectively at all levels.  
  • Ability to work under pressure, meet deadlines and work on own initiative.  
  • Proven ability to implement process improvement initiatives.  
  • Excellent people management skills; team player; very positive attitude; high level of integrity and initiative
